What is market strategy and why does it matter? I know I sound like a broken record but who you work with matters. Yes, if you are thinking about selling a home, and the demand is very high & inventory is very low like it is now, it is a little easier to get offers.It’s not just about getting offers though,  it’s about cultivating a sales environment that brings about the kind of offers you & your seller are desiring. For example the kind of offers that bring value but are also easy for the seller and fits their needs. The only way to get these kinds of offers is to have a strategic plan in place from the beginning that both the Realtor and the sellers’ adhere to in order to bring about those offers. 

 

Here is an example of how to create a marketing strategy plan; 

Create a real estate marketing plan;

A custom marketing plan for a seller should include; the web, social media, print, mail & signage at the minimum.

 

Determine the vision for the sellers;

If the sellers want to leave a great legacy in the neighborhood or their goal is strictly financial I will create a plan that is tailored to them. 

 

Delegate professionals at each turn;

If I need a drone pilot, a mover, a stager or a special marketing video I make sure I hire and assign the perfect vendor for the job.

 

Identify the “ ideal” offer for the sellers goals; 

Does the seller want no inspections, are we looking to get offers that waive appraisal, do we want to move out quickly or stay after settlement all of those goals matter to me and how I create a successful plan to sell.

 

Craft a unique selling proposition for the home;

Each home I sell should tell a story, and my selling strategy should highlight all the best aspects of the home. 

 

Perform a CMA and know all the recent sales;

It is absolutely essential to know your competition, recent sales, nearby new construction or even development that might be a detriment to your sale. The more I know about a house, the neighborhood or the city, the better I can authentically do my job. 

 

Use all effective marketing strategies;

I need to stay on the cutting edge of all trends that help me attract buyers to my listing. If that means using QR codes, TikToks videos, Food trucks, and plenty of signage to help buyers notice the home, take in all the details of the home and assist the buyers any way possible to feel comfortable making a compelling offer that perfectly matches my sellers needs.
