Selling Your Home in Winter? Here's how.

While winter may not always be the best time to sell a house for various reasons (holidays, cold, inventory, etc),however, thousands of people buy and sell homes every winter. 

Most people think that you can only successfully sell your home in spring, but that is not true. Now it stands to reason that selling in Spring is easier. The weather is better, flowers start to pop, and longer daylight returns but inventory is greater too. According to Zillow, inventory drops by about 23% during the period of Dec 1. To Feb. 28.

One great thing about being a winter seller is you have less competition and as long as you have a reasonable price, the condition of your home is excellent and you have a super locale. 

Buyers are often more serious in their intent if they’re looking for a new home during the winter.And while the holidays may hold some people back from searching for a home, some people need to move - whether that’s for a job, kids, school, lease ending, etc - and can’t afford to delay their home search.

Some neighborhoods look even better lit up for the holidays which can be very attractive to winter home buyers. This can appear homey, attractive & like a nice place to call home. 

Instead of looking at the negative of selling in winter, it can be a great time to highlight substantial, usually high dollar improvements you have put into your home. If you have a new HVAC, roof, windows, gas insert fireplace, or a hearty masonry fireplace winter is THE BEST time to show off your goodies. 

Make sure your home is well light to counteract the darker days. Know that it may take a little longer to sell than normal due to holiday travel, be flexible and know you can take your home temporarily off market at any time with no harm to your sale. Basically, prepare yourself for the realities of winter and you will have a successful sale
