Your listing is not just a house it is an expression of a lifestyle. It’s important to develop a narrative about the home in my marketing strategy. I start with a strong MLS description. This is where we add the most notable features about your home. We also include your HD photos to help showcase the properties unique qualities and focus on conveying a particular lifestyle within the listing photos.

It is absolutely critical to have amazing listing photos. The photos need to be the highest possible quality. I always hire a professional real estate photography company like Housefli or RealVision. I guarantee I will  only use the best and most up to date technology including; HD photos for my listings.

I will create an all-around experience for potential buyers by also having video of your home. That may include Matterport 3D videos or more creative video tours that help create an emotional reaction from buyers when they see it online.

All of my home sellers get a free staging consultation and if needed free professional home staging. I do this in order to set the stage in your home. Think of the “bones” of your home as a blank canvas. I want to make sure our narrative is what is being conveyed in all our photos.

Example; we have a coastal BOHO vibe. I want all the rooms to convey the “work hard- play hard” beachy oasis message to make buyers have an emotional response to the images online.

97% of home buyers start on the internet so it is vital to have the best images. 

I also make sure the photos are tagged with your address online for SEO purposes and that our online marketing strategy uses keywords in the alt text and diverse hashtags.

Your home will have a custom landing page that will feature some of your most unique professional photos and some of the top highlights that stand out. This is an online call to action but it’s also a lead management tool.

I will also write a custom blog about your home. This allows me to expand on the narrative about the lifestyle that your home evokes and also create a fuller experience for curious online buyers. I will go into detail about the surrounding community, businesses or schools.

Blog posts contain local keywords, long tail keywords, custom title, URL SLUG, and meta-descriptions that help your home show up in online searches.

I will host great open houses! The goal is to leverage your home on social media & generate traffic to your home. Open Houses can feature food trucks, catered food, special events like bounce houses or balloon benders featuring local talent.  I offer specially branded gifts for all the attendees and put out a display of brochures, listing reports, water bottles, pens, magnets, and other giveaway items.

I develop a strong marketing plan for the open house from beginning to end. The open house will be marketed locally with flyers and online with event invites on social media, in my newsletter and in online advertisements prior to the event. Your open house will also be listed in the MLS which will feed into google’s search engine and anyone looking for open houses near them will find your home. I will be recording lead information before, during and after the open house in order to follow up with each of the leads to gather feedback about your home. I utilize social media to amplify the marketing of your home. I actively post on Instagram, Facebook, Pinterest, Twitter, LinkedIn, and TikTok and Google.

I also believe in print advertising and will do flyers or mailers to the local community about your home.
